Costa Rica Forest Set high above the sparkling blue waters on Costa Rica's Pacific coast is a premier residential development.

Property Management Association

A property management association will be formed to perform the following functions:

Road upkeep During the rainy season, a large quantity of rain can fall in a very short period of time, and roads need maintenance at least twice a year to keep them in good shape.

Maintenance of common areas There are forty acres of primary forest through which paths will be built to facilitate access. Also, a clubhouse is planned with some sports facility - basketball/tennis etc.

Security There will be at least one security person on duty at all times

Building Regulations Without being unduly restrictive, some common sense restrictions will be put in place to ensure that your property will retain a high value. These will include a max structural height restriction and approval of drainage plans prior to building.

It is anticipated that management fees will cost around $700 per year, per parcel.

The common areas fall into three major categories. These are roads, forest preserve and clubhouse.

The forest preserve consists of about forty acres and is filled with a diverse array of wildlife, ranging from monkeys to sloths, anteaters to hawks. To keep this area accessible, but still wild, we will be creating footpaths where possible, and are looking for a site for a small jungle park with picnic benches. This area is at the top of the property and should provide a spectacular place for viewing wildlife.

Additionally, we anticipate building a clubhouse with a basketball and tennis court, ping-pong and pool table, a swimming pool - and of course beer and wine!
