Developing Property In Costa RicaThe Southern Pacific area of Costa Rica is still relatively undeveloped and there is a high demand for affordable parcels of land, prebuilt houses, apartments, condominiums and commercial.Axxis Realty is experiencing a high demand for these types of developments and highly encourages developers to consider this area for investment. The steps generally taken to develop in Costa Rica are as follows: (Please contact Axxis Realty for more details) - Choose a reputable real estate company with experience in development - Work with the realtor to locate a piece of land with access to good roads, electricity and water. Also consider the natural features associated with the property (ocean view, ocean front, rivers, waterfalls). Review the zoning restrictions and minimum lot sizes associated with the area. Make sure that all of your criteria is met. - Hire a certified surveyor to evaluate the property and determine the most efficient and profitable way to subdivide the property. He will be invaluable in informing the developer on what can and can't be done with property in the desired area. He will also be able to give general estimates on road construction, and distribution of water, electricity and sewage. - You may also want to hire a certified engineer to evaluate other aspects of the property such as the suitability of the land for the desired construction. - Work with your realtor to negotiate price and conditions with the seller. There are many possibilities here including joint ventures and creative financing. - Purchase the land and title it according to the final purpose. - Hire the appropriate crews to make the required modifications to the property. Cut roads, run water and electricity to the building sites, etc. - If you are constructing on the land, hire a certified engineer who will oversee the project and make sure that everything is done "by the book".
